Start with the 7/12

The 7/12 extract names the holder, the area, the crop and any recorded rights. It is where every check starts and where too many stop. Read the other rights column carefully — tenancy entries, mortgage notes and pending litigation references all live there, and each one is a reason to slow down.

Then trace how they got it

The 8-A register and the mutation entries show the chain: inheritance, sale, partition, or grant. Inheritance chains are where most trouble hides, because an heir who never signed is an heir who can still object. If the chain has a gap, get it closed before money moves.

Check for encumbrances

An encumbrance certificate lists registered charges against the property. Sellers do not always volunteer an existing mortgage, and a bank's charge does not disappear because the sale deed omits it. Pull the certificate yourself rather than accepting a copy.

Confirm the use you intend

Agricultural land needs an NA order before non-agricultural use, and the order is specific about the purpose. An NA order for residential use does not authorise a warehouse. Match the document to your actual plan, not to a plan that sounds close enough.

Measure the ground

Finally, have the boundary measured on site against the survey map. Paper areas and fenced areas diverge more often than buyers expect, and the difference is almost never in the buyer's favour. A measurement costs little; discovering the shortfall after registration costs a great deal.
