Reading a Town Planning Scheme Before You Buy in Gandhinagar

The three stages that decide your risk

Town Planning schemes move through draft, preliminary and final sanction, and the stage you buy at sets the price you should be paying. At draft stage, the deductions for roads and public purpose are proposals — your usable area can still shrink. At final sanction, the final plot is defined, the deduction is done, and what you see is what you own.

Original plot versus final plot

Sellers at the fringe often quote the original survey number area while the scheme has already cut it down. The question to ask is simple: what is the final plot number, and what is its sanctioned area? If the answer is vague, you are buying a draft-stage risk at final-stage pricing.

• Draft — cheapest, longest wait, deduction still uncertain.
• Preliminary — layout largely fixed, some adjustment still possible.
• Final — plot defined, transferable, bankable.

What the site tells you

Walk it. Internal roads laid to width, drainage chambers in place and street lighting stubs are physical evidence that development charges have been paid and the scheme is real. An empty field with a sales board and a rendered layout is evidence of nothing.

Financing

Most lenders want the NA order and the TP sanction together before they will fund a residential plot purchase. If you intend to borrow, confirm both documents exist and are in the seller's chain of title before you pay any advance — not after.
